this has been sitting fine on my balcony for a year (we moved in last year but i've had this for a while now) and suddenly this happens (started last month).
it's about 3 feet across.
i haven't been doing anything different btw.

It looks like burn to me as well. Agave celsii?
Sudden big change in temperature can cause this effect either cold or hot. The other cause might be snails/slugs. They love the tender flesh on the surface of some agave leaves.
Have you had some unseasonably warm weather? I know cold is out of the question, but exposure to AC will do it.

I would wait to cut of the damaged leaves until you have a few new ones to replace them and then cut all of the lower leaves off at the base of the plant. The new leaves will acutally grow more quickly if the plant is not trying to support the old. You do need enough green surface for the plant to perform photosynthesis so don;t cut them right away.

I just read your post from April 16 regarding the indoor conditions and the air conditioning. Is there any chance that this plant was directly in the flow of the cold, dry air from the AC for a day or so. This kind of dramatic temperature change can cause the effect on your agave as well as hot.
