Home Owners Associations can be both a blessing and a curse. If one wants continuity and a nice looking community HOA's are good as long as they enforce the regulations. Lawns or landscaping that is nice to look at. Houses painted similar colors so nothing looks garash. Nobody owning 5 or 6 cars and parking them on the lawn and on the streets. Since many people now have the attitude of I don't care, it's all about what I want, a little control is nice. Some HOA's are way to strict. In one retirement community here, if your leave your garage door open for more than 5 minutes you get fined.
Please understand, I'm not the biggest fan of our HOA. I went around them to get approval for the greenhouse. I went straight to the Dept of Building and Safety. Yes it does curb individualism, but it prevents disastrous looking projects. There are still enough area's one can live with no restrictions.

As already mentioned, I wouldn’t like living in a HOA community, based on your and Jerrytheplaters explanation. I do agree that a rusty car collection,a heap of trash placed outside your house , or garish colours on houses aren’t adding to the ‘value’ of the area. But in my experience some people don’t handle power very well. They tend to get overly ‘enthusiastic’ and enjoy the power to much.. The five minuts rule as an example seems to me just way over board.
Who decides if a community should join ( not sure if this is the right word here?) HOA? Could you be living in a non-HOA community and suddenly find yourself living in a HOA community?

Is it a cutting from a bigger plant or is it grown from ‘start’ so to speak?

Built that way from the beginning . Hard to find any newer homes around where I live that are not HOA .

In the Coachella Valley, I believe its the developer and county of Riverside who decide if a development will initially be HOA controlled. There are quit a few non gated developments located in the Valley that are NOT HOA controlled. I like the idea of a community were they control the small group of people that don't care anymore but themselves. Its a selfishness that has become to common. They are ones that own 6 or 7 cars and part them everywhere like on their lawns and around the neighbor hood. They are the ones that let landscaping get overgrown and an eyesore. Dogs left out day and night constantly barking. Its really simple. If you don't want any rules buy a place somewhere else with no rules.
It requires a majority vote of owners to remove the HOA or to turn a non HOA into a controlled community.

Its summer sun and heat preparation time. This year I have 3 projects to complete before mid-May. 1- Erect and install the shade cloth cover on the front portion of the deck. I did that last weekend, 2- replace all the 10mm panels in the door with Solar Screens. 3- replace 4 of the roof panels on the north side with solar screens. For those who don't know what solar screening is, its window screening that cuts back 90% of the solar energy that comes through it. Unlike shade cloth, the light is still bright but it is not hot.
So here is the Shade cover. I built the framework over the weekend and covered it yesterday afternoon. I'm going to give a few days to settle and then trim and tighten up the shade cloth. Screen door next.
